  • What is your least expensive price point?

    Our least expensive price point is $395 per person.

  • Does the unit come furnished?

    We do have a suite unit option that comes with a furnished living room and kitchen.



  • Can we pay more than one month at a time?

    Yes, you can pay as many months as you wish as long as it is paid before the due date. 

  • Can I pay with financial aid?

    The college will take out of your financial aid as much as the student owes towards tuition. Then the college will send out a refund check for the overage to the student. We do have residents that pay rent with the overage check.

  • Is the lease an individual lease or joint?

    We have individual lease agreements. What this means is that if a roommate does not pay rent you will not be responsible. Only that person and their co-signer are responsible.

  • Do I need to purchase an ISU parking pass?

    No, It is a quick 5-minute walk to anywhere on the ISU campus from The UV office.

  • Do we have to have renters insurance?

    Renters insurance is recommended but not required. 


  • Can we make online payments?

    Yes, through the resident portal.

  • How is the security?

    We have 54 cameras that record parking lots and entrances. In addition, we have ISU and Terre Haute Police Departments patrol our area.

  • Does my child need to have a co-signer?

    Yes, we require a co-signer unless the applicant is 25 years or older or a grad student with an income three times the monthly rent. 

  • What do you look for in a co-signer?

    We run a credit report, and verify the co-signer has the income to qualify. They must be 25 years of age and have an income that is at least three times the monthly rent. 

  • What happens if I can't provide an approved co-signer?

    If you are not able to provide an approved co-signer then in lieu of a co-signer you can pay a holding fee in the amount of $1,750.

  • When mailing a package, do I need to put their address or the office address?

    You will address packages and regular mail to the resident at their apartment address. Most packages will come to the office for them to pick up. 



  • What is the lease term?

    We offer a 12-month lease.

  • Do I have to be a student to live with you?

    No you do not have to be a student to live with us.

  • Do you run a back ground check on resident and co-signer?

    Yes we run a back round check on all applicants.
